Implantation and compactness

In full respect of the building rules, the maximum ground floor area is exploited. The position on the ground is chosen to minimise earth movements. The maximum compactness has been sought, in order to obtain an optimum relationship between construction budget, leakage areas and natural light.

Program and grid

The program request has been synthesised into a regular grid of 9 units per floor. Each unit matches a function, which makes the appropriation flexible: the raster generates units capable of sheltering a car, a kitchen, a living room, bedrooms as well as bathrooms with laundry and a vertical circulation with a sanitary core. The functions can be switched, the garage can be converted into a studio or apartment. The central unit remains empty: a patio houses an intimate garden that generously distributes natural light in the heart of the house.

Facades, structure and architecture

The rectangular shape and the orientation of the building allow to open the house completely on the ground floor to the street (north) and the garden (south). On the other hand, the floors, sheltering the bedrooms and the bathrooms, open on east and west sides. This clarity of the openings makes possible to implement 4 load-bearing walls superimposed, making the facade, and optimally orienting the spaces and interior functions. An integral aluminum sliding frame system with tinted lenses guarantees both privacy and flexibility of use.
